How 'Green' is Landmark Enterprises?Landmark has been a Green Builder since 1994. We have designed and built projects with Structural Insulated Panels (SIP’s) and Insulated Concrete Forms (ICF’s). We offer high standards for insulation (including windows and doors), various forms of hydronic heat and solar energy. We use low- or no-VOC paint. We offer materials with recyclable content, and our focus is on creating a healthy environment that is energy efficient. Green design is not limited to new homes but can work very well for upgrades of existing structures. We offer Built Green certification (Building Industry Association of Whatcom County) for new homes and remodels. Landmark is minimizing waste and reducing disposal costs by recycling as much as possible.

What is the process of a typical project?We provide an initial free consultation after which we provide a rough budget range based on square foot and lineal pricing. If this is acceptable to you, we ask you to sign a Design Service Agreement so that we can proceed with plans and a more defined budget. Our preconstruction process includes learning about you and what you want from your space as well as identifying and resolving any site-related issues, if needed. We consider energy efficiency, your preferences for green options and how you need your space to function to create your floor plan and do a budget check. A 3-D model with roof and ceiling lines and a structural review are followed by internal plans (cabinets and electrical plans). Then its shopping time for fixtures and finishes and updating the estimate to make sure we are still on budget. If needed, we can adjust the scope of work and/or materials choices to finalize the budget before we write the contract. With permit-ready plans, engineering, decisions, and pricing, we do a final design presentation, showing you the completed plans, specifications, and your construction contract. After we have a signed construction contract, we prepare the complete permit application and submit it to the Building Department. Once your permit is issued, your Project Manager will order materials, schedule deliveries and subcontractors and provide you with our projected timeline for completion. The Project Manager manages the day-to-day activities onsite. We maintain communication with you throughout the process. As the project draws to a close, we will do a walkthrough with you to create our punch list make sure that the last details are completed. Lastly, we provide you with the warranty and care information for the products and finishes in your new space.

How long will my project take?Quality work takes quality time. Our experience has taught us that taking a little more time during preconstruction results in more efficient and timely construction. As a part of our team, you have a personally assigned designer and project manager available to keep your project moving forward. Our goal is always to give you the best result in a realistic time-frame.

How much is this going to cost?After your first on-site consultation, Landmark will give you an estimated high-low range of what your project might cost. The purpose of this rough guess is to see if this project is feasible for you. Once we have developed an approved floor plan with you, our team works towards a more precise estimate. Landmark has a customized proprietary estimating system that allows project evaluations and data from recent jobs to provide a more realistic budget. Landmark also uses its own building materials calculator for fast and accurate materials lists, from foundation hardware to trim work. Finally, our construction contract estimates use time and materials rates, showing our labor rates and our line item estimates for each phase of your project. Progress billing happens every two weeks. This creates billing transparency for you and with it, we are able to closely monitor your budget and keep you informed of the actual costs of your project in a timely fashion.

Who is going to do the work?We are a general contractor and employ our own carpenters. Each project is assigned a Project Manager. Our crews do much of the work including window and door installation, flooring, cabinet and interior trim installation, stairs, decks, and patios, as well as siding and exterior trim. For concrete, complex framing, insulation, drywall, stone countertops, or specialty trades such as plumbing, electrical and HVAC, we hire licensed contractors. Due to our longevity in the area, we have established relationships with many subcontractors and maintain a list of preferred providers we like to work with and who we know will provide quality workmanship to our high standards.
